This Redondo Beach condo complex, originally built in the 1960s, had eight suspended balcony decks showing significant deterioration. Years of exposure had led to water intrusion, dry rot, and termite damage, and several of the structural members were no longer reliable. The HOA hired Bay Cities Construction to redesign, engineer, and replace all eight balcony decks with a safer, stronger, and longer-lasting system.

A distinctive feature of this property was a 50-foot wooden bridge system that connected two separate structures. The existing design was no longer safe, but the HOA wanted to preserve the architectural intent.

Rebuilding Suspended Balconies With New LVL Beam Bridge System

Our design team recreated the bridge system using heavy LVL beams engineered to safely span the distance between the two buildings. This preserved the original layout while delivering significantly improved structural strength and durability.
