How to Determine if There is a Water Leak in my Waterproof Deck? 

Do you suspect your balcony or deck is leaking? Here are some useful tips we've put together to identify if the waterproof decking, balcony or walkway is leaking. Luckily most signs of a leak are easy to spot with an untrained eye. Keep an eye out for signs of puddling, discoloration, cracking, flaking, and signs of rust. Here are the most common signs of a leak on waterproofed decks, balconies, and walkways. 

  • Discoloration and/or Blistering of the paint layer.
  • Black mold growth through stucco and painted surface.
  • Staining of the stucco under the deck or walkways.
  • The deck surface feels "spongy".
  • Visible rust along flashing or metal handrail posts.
  • Dark spots, signs of ponding or pooling.

If you can see cracks you might have a leak. Cracking on the surface and damaged top coat is a clear indication of a leaky deck. This picture was taken at an inspection our team recently completed at a large apartment complex. If the deck does not have an adequate slope, water will puddle and form dark spots and later bubbles that will blister. All make for an unattractive surface. Cracking is the most common sign of a leak on deck surfaces.

Another common sign of deck leaks is visible rust and surface discoloration. In the images above you can clearly see rust emminating from the concrete. The presence of rust indicates that water is making contact with metal flashing or metal lathing underneath the waterproof layer. Water is breaching through the waterproof decking. Once the waterproofing membrane has been compromised, the water will cause mold to grow through the stucco, and in some cases the stucco will blister and top coat will flake off. In the second image above (right side) you can see dark spots and visible signs of ponding. When a walkway or deck surface is not sloped correctly it will pool/pond at the lowest level instead of running off over the ledge as intended. This ponding can further erode the top layer and eventually damage the inner lathe if not repaired on time.

This is what can happen if you do not maintain your decks. In extreme cases, when water intrusion is not stopped it will find its way to the interior framing and the structural framing will be damaged. This type of damage does not happen overnight, this is from years and years of neglect and deferred maintenance. The picture above was sent by a property owner who wanted a quote for repairing the deck. Clearly this is an extreme case, this walkway is in danger of collapsing. It is very likely that the wall by the electrical meter (on the left side) also has water damage and will also need repairs. If your deck looks like this call a professional deck contractor immediately. Immediate action should be taken if you see any of these damaged deck conditions. 

Waterproofing Repairs

When the top layer of the waterproof decking has been damaged, cracked or just worn out, its time for a re-coat. If moisture has not penetrated the waterproofing layer, it is possible that only the waterproof membrane needs to be replaced. With some surface preparations a new water proof layer can be added over the existing.

In the most extreme cases of structural framing damage, the entire floor joist may need to be replaced.
