What is the difference between a home addition and an ADU?
A home addition expands your existing house, adding rooms or square footage that connect to the current floor plan. An ADU, or accessory dwelling unit, is a separate, self-contained living space on the same lot, with its own kitchen, bathroom, and entrance. An addition grows the main home, while an ADU adds an independent second living space.

How many ADUs can I build on my Rancho Palos Verdes property?
Under California state law, a single-family lot in Rancho Palos Verdes can generally have one accessory dwelling unit plus one junior accessory dwelling unit, in addition to the primary home. A junior ADU is capped at 500 square feet and is built within the existing walls of the home.

Do I need a permit to build a second-story addition?
Yes. An addition that rises above 16 feet in height, which most second-story additions do, requires a Height Variation Permit from Rancho Palos Verdes in addition to a building permit. With a height variation, a structure can generally reach up to 26 feet, depending on the lot. The height variation is reviewed for view impact and neighborhood character. Can I build an addition or ADU if my home is in the landslide area?
NO! The 2025 Rancho Palos Verdes ordinance prohibits new residential construction, including home additions, within the Portuguese Bend landslide complex. Because an addition and a detached ADU are both new construction, neither is permitted in the landslide area under the current ordinance. The ordinance still allows repair, restoration, and replacement within a home's existing footprint, so a within-footprint remodel may be possible. How long does an addition or ADU take in Rancho Palos Verdes?
The timeline depends on the project and the review it requires. An addition that triggers Neighborhood Compatibility review can add three to six months for that review alone, on top of design, permitting, and construction. ADU permitting often moves faster because state law sets review limits. After your design is approved and the scope of work quote is signed, we provide a projected schedule in your client portal.

Can I rent out an ADU on my property?
